This is an unusual “for sale” post. Starting here before I try to market it widely, as there are lot of Chicago area people on yenko.net that may have interest in a turn-key car condo to store their cars.
I own a 1/3 share in a motor condo at Iron Gate in Naperville, IL. Please follow link below for general info on the community-- https://www.irongatemotorcondos.com/ Building was constructed in 2015, one of my partners is an original owner and completed the buildout as seen in the pictures. When buying one of these, you get an empty box and everything from the walls-in is up to the owner to build and furnish. The unit itself is 42’ x 40’ with a mezzanine and a third level. It’s actually two units with no demising wall. It’s also one of very few that has a third level. Here are some of the high points-- -42’ x 40’ footprint -Room to store 12 cars (8 on the floor, 4 more with the 4 drive-on lifts -Mezzanine level has a full kitchen, full bath, and den -Third level has a game room and theater with projector and tiered seating -Fully climate-controlled (zoned) with heating in-floor as well We have an operating agreement among the three of us that covers the governance. Basically, just be good neighbors and check-in when we want to have a party or similar. I keep a schedule of the monthly expenses, taxes, etc. to share with anyone who has serious interest. Asking $330K for my share. They are finally about to start building more of these, and the empty box starts at $450K for a 21’ x 50’ footprint (this is 42’ x 40’ and completely done). The 40’ x 50’ units are $900K. To replicate my buildout and furnishings would cost minimum $250K in 2025 dollars. I’m buying a 66K sf industrial building for my primary business, and moving my collection there. Otherwise I'd keep this space indefinitely. Please PM me for further discussion.
