Jeff, I have no disagreement with what you added, but please include all of the crooked real estate agents who made those homes sales happen.
There is no real law against owning both a real estate brokredge and a title company. Having a tight relationship with a mortgage broker is par for the course. With the permission of the Fed, (run by a republican, Greenspan), the tap was opened and the pigs lined up at the trough.
