Some of this work was completed in late March.
We had 8 glass panels above the Low bay area and the only windows into the shop area. Through May and June we concentrated on some of the smaller stuff like getting the back wall insulated. We had to leave it in this state for a while as we waited for the electricians to install light boxes and power outlets.

We needed to open a 24" opening to 40". We ordered up 1/4 inch C beam channel from a local machine shop cut and drilled to measure.

From Mid June to Mid July allowing for attending to our day Jobs, vacation time, family commitments we managed to piece the last parts of the back wall interior. Option one was to clad in the same corrected metal as the outside, second option was to go for a barn look with vertical red cedar, rough side out and stained dark to match the vertical posts. The ceilings and upper beams had been sun bleached over the years and so there would be a contrast.
We opted for the cedar on the advice of helper Mike J. The high bay wall required planks 12 feet long, again routed for an overlap and 6 cutouts had to ne made for electrical boxes.

It was known as the 8 ply wall, studs,3/4 outside sheeting, Tyvek, cladding, insulation, vapor barrier, 3/8 sheeting and cedar plank. One of the building features was a swing crane installed at the front door. I really wanted to keep this both for historical and future use purposes. On closer inspection it interfered with our gas line and it impeded the installation of a new overhead door. It had to go!! Our neighbour Greg assisted with his forklift and we had to cut off the bolts that ran through the block (nasty job). Bye Bye Crane.

Lloyd and I were facing busy work schedules for September and had not done a lot in August due to vacations and other commitments. We decided we were going to demo and rebuild the exterior wall on Sunday Aug 28 with and early start and a commitment to get it closed on the same day:

We got to this about 1:00 PM after a trip to Home Depot to pick up additional material. Our old wall was made up of 2x4, then a horizontal 3/4 inch t and G siding, a 3/4 shiplap vertical siding, followed by a Styrofoam :insulation" and them Vinyl siding. In order to keep the same thickness for the new Vertical Metal siding we would put on we needed to double sheet 3/4 inch plywood to keep the outer surface even.
The bottom sheet is pressure treated 3/4 inch plywood and the top and inner layer is 3/4 inch sheeting grade. http://i285.photobucket.com/albums/l...psuwthwm5w.jpg By 6:00 PM we were done, all closed in and we are ready to resume work on the bathroom, Wet room and exterior wall as time permits in Sept and October. This is my 2003 Yukon XL which has been used to deliver a lot of the building supplies to the building:

Noteworthy accessories are the coat hangers, mops and the climbing rope around the mirror. the dash had about 7 years worth of receipts, coffee cups and who knows what else. The appearance of the van would indicate someone who doesn't give a sh%t. However the van appeared to have been recently painted (with a roller) and the wheels had new paint. Couldn't resist the photo. |

We did get some work done on Friday, completed the TYvek after we did some rot repairs to the lower wall and commenced with the metal cladding on the front East wall:

Truck has been very reliable. Nothing related to Quadrasreer has given any problem. Had an inner carrier bearing fail at 80,000 miles, now has 120,000. Bearing failure caused by dealer putting wrong fluid in at 60,000 mile service, could not prove their neglegence. Had all bearings replaced at a cost of $2600.00. Special tools and some specific seals required, vehicle at dealer for three weeks awaiting parts during GM bankruptcy period in 2010. Paul |

While Paul was travelling I though I would tackle a small project still on the "we'll get around to that" list. The fire door between the hall to the front office area and the warehouse needed rehanging and a cedar surround added.
The fire door and steel frame were hastily hung by someone lacking carpentry skills and seemingly very little patience. Although the steel door and welded frame were in good condition they were barely hanging on with only a few fasteners and were way out of plumb and level. http://i1187.photobucket.com/albums/...psowrkzlf6.jpg I started by re-framing the top of the door and adding some blocking to the vertical rough-in studs so the frame could be reoriented plumb and level. I also added some plywood spacers around the outer door frame to allow the surround cedar planking to be slid under the frame edge for a more tailored look. http://i1187.photobucket.com/albums/...ps3lqnfis4.jpg http://i1187.photobucket.com/albums/...pszp0nxqil.jpg As the few remaining screws were undersized I though I would use larger torx head fasteners for added strength and to give the frame an industrial look much like the welded support frame on the adjacent Wet Room entrance. And yes, the door frame is now level and plumb... http://i1187.photobucket.com/albums/...psdpenkhlp.jpg http://i1187.photobucket.com/albums/...psfvvou1zd.jpg Vertical cedar planks were then cut to size, routed for overlap joints and the edges eased for a better ascetic. A filler strip was added under the right side plank to account for the difference between the block wall recess and the door frame. I made a header molding by ripping a strip of cedar plank on the table saw and routing the edge with a roundover bit. Its been a few months since the last post, not that we have not been doing anything, its just that business trips, family, work in general and MCACN got in the way of us finishing any particular phase, plus there were setbacks.
Over the next week I will post updates on what we achieved in the past 3 months. Don't know how two car guys who have had to deal with rust over the years would thing a building was any different. During the time we could spend at the shop Sept to November we also tackled the bathroom/Wetroom. There used to be 3 washrooms here and this is what it looked like:
